Construction supervision
Service description
Construction supervision is an instrument used by building inspectors to check that a construction project complies with the approved building documents during the construction phase. Here, compliance with public law regulations and the proper fulfillment of the obligations of those involved in construction are checked.
The building supervisory authority must be notified of the completion of the shell and the final completion of approved structural installations one week in advance in order to allow an inspection of the state of construction (shell or final acceptance).
The building shell is completed when the load-bearing parts, chimneys, fire walls and the roof structure have been completed. In order to inspect the building shell, the components that are essential for stability and, as far as possible, the components that are essential for fire and noise protection must be kept open in such a way that the dimensions and type of construction can be checked.
The final completion includes the completion of the buildings, the accesses and the water supply and sewage systems.
Construction supervision can be limited to random checks. In the case of projects that are approved in the simple approval procedure in accordance with Section 64 BauO NRW 2018, the building supervisory authority can dispense with building supervision.
The persons responsible for monitoring must be granted access to the permits, approvals, test certificates, declarations of conformity, certificates of conformity, monitoring certificates, certificates and records on the testing of construction products, construction diaries and other prescribed records at all times.
Costs
The fee is based on the General Fee Ordinance of North Rhine-Westphalia.
